
BUYER SERVICE AGREEMENT
(Addendum to Buyer Broker
Agreement – Exclusive)
We pledge to dedicate ourselves to providing you with professional,
courteous and responsive service throughout every aspect of your real
estate purchasing process. We will accomplish this by fulfilling the
following specific tasks in addition to any others that may be required
to satisfy your specific objectives:
- We will avoid any possible or perceived
conflicts of interest by declining to list any properties for sale. We
specialize in representing buyers and do so exclusively.
- When hired to represent you we guarantee
that there will be no net increase in expense to you. The fee in the
contract will be the average of fees being offered through the Multiple
Listing Service (MLS) for all properties similar to that you seek. In
the event a fee is offered us by a seller or seller’s broker via
the MLS it will be accepted as payment in full even if it is lower than
the amount in your contract with us. In the event such a fee is offered
that is higher than the amount in your contract, the difference will
be credited to you at close of escrow.
- We will provide you an entire team of licensed
real estate professionals who will work on your behalf throughout the
purchasing process and will maintain active and ongoing Broker oversight
every step of the way.
- We will always hold your interests to be
of paramount importance above all others throughout the process and remain
dedicated to causing the transaction to be as convenient and successful
as possible.
- We will be respectful of your time and always
be responsive and efficient while working for you.
- We will consult you and counsel you to assure
that we completely understand your needs and desires. We will use our
experience and knowledge to implement and execute a plan to satisfy those
needs and desires.
- We will always remain honest and forthright
while seeking out and disclosing material facts, helping you to devise
pricing and negotiating strategies and responding to questions.
- We will thoroughly explain all aspects of
the process, financing and other purchasing decisions and events that
may be anticipated.
- We will provide you with information about
all properties that might meet your needs without consideration of anything
other than your needs.
- We will utilize every pertinent database
and source of properties for sale so you may make informed proper decisions.
- We will use our knowledge and expertise to prepare
a comprehensive purchase contract that protects you, along with adequate
and complete disclosures, addenda, supplements, etc.
- We will review, evaluate and advise you about
all documents and reports including, but not limited to, escrow and title
reports, inspection reports, disclosures provided by the seller or others,
warranties and insurance information.
- We will negotiate strongly and effectively on your behalf to
assure you the most favorable price and terms possible.
- We will facilitate every aspect of the process
from the initial property search and evaluation through the final close
of escrow with the level of expertise one may expect from a broker who
specializes in representing buyers exclusively.
- Continue to be available to you after close
of escrow to answer any questions, help resolve any problems and provide
assistance in any way, whatsoever.
